Pools & Hot/Cold tubs Policy

Purpose of the policy

  • To provide members with the rules for and understanding of this policy's Safety parameters for our Co-op.

  • To provide members with the rules for swimming pools, (temporary or permanent) and hot/cold tubs in this Co-op.

Policy:

  1. Above-ground swimming pools and hot/cold tubs Are allowed in the Co-op. In-ground swimming pools and hot/cold tubs are Not allowed in the Co-op.

  2. All hot/cold tubs and swimming pools, unless they are in the backyard of a townhouse with a fence of at least six (6) feet or 1.8 meters, with a lock on the gate, Must be emptied each evening. And/or during the day if there is no one above the age of 16 to supervise the use of the pool or hot/cold tub, as this is a safety hazard to children and pets.

  3. Co-op apartments and townhouses are not allowed to place a pool or hot/cold tub on their balconies. Co-op balconies are not designed to carry that type of load and this would result in damages or possibly loss of life.

  4. Townhouses that are allowed pools or hot/cold tubs in their backyard overnight, must keep their pools and hot/cold tubs clean and free of bugs and debris. Overnight, pools and hot/cold tubs not in use must have a proper hardcover or secured softcover. This is to ensure no accidental drownings overnight. Any pool or hot/cold tub not properly maintained can be ordered by the Board of Directors, to be emptied, taken down or removed.

  5. All swimming pools and hot/cold tubs are Not allowed to be on Co-op common grounds, such as Co-op grass or Co-op laneways. All laneways must remain open and clear for regular vehicles and/or emergency vehicles.

  6. Quiet time for backyard pools and hot tubs is at 10:00 PM. Co-op members are required to use the good neighbor policy if there is a violation of this quiet time before submitting a formal complaint to the board of directors.

  7. Hot/cold tubs or pools in townhouse backyards may not, in any way, block the emergency exit path from the townhouse patio doors to the townhouse back gate.

  8. If the hot/cold tub or pool is being drained, the Co-op member must be able to direct the flow of water in a safe and controlled manner to the nearest drain. Any damages from uncontrolled water flow to Co-op grounds, Co-op property, Townhouse buildings or personal property, will result in the member being charged for all repairs and/or damages.

  9.  Any swimming pool or hot/cold tub that requires a motor, must be plugged into the member's own outside townhouse plugs. However, it is the member's responsibility to ensure that the power requirements of the hot/cold tub or pool do not exceed the capacity of the outlet or the townhouse circuit breaker. This is a maximum of 120 volts. Any damages caused by the power needs of the hot/cold tub or pool will be charged back at the member's expense to repair.

  10. No exterior generators will be permitted to be used for the operation of the pool or hot/cold tub. Any internal motors for the pool or hot/cold tub, must be quiet and not disturb the peaceful enjoyment of your neighboring units.

Procedure:

  1. Units must follow all Provincial and Municipal water restrictions and guidelines.

  2. Units must follow all regulatory guidelines when adding chemicals or cleaners to your pool or hot/cold tub.

  3. Refer to the Co-op Curfew policy.

  4. Refer to Section 6 – Rule 6.01; Page 16 of the Occupancy Agreement.

  5. Refer to the Townhouse Carports, Front and Back yards policy.

  6. Refer to the Fines and Warnings policy.
