Pets
Purpose of the Policy:
To regulate the number, type, and behavior of pets in our co-op and to stress member responsibility for pets.
Policy:
1. All pets must be registered with the co-op.
2. Members units are allowed a maximum of three (3) animals per unit. This includes dogs, cats, and all contained pets such as rabbits, birds, gerbils, hamsters, or guinea pigs.
Members are only allowed two (2) dogs per unit. Individual fish will not be counted however, the member may not have more than three (3) aquatic tanks.
Contained pets must remain inside the cage when outside the unit.
3. All exotic, reptilian, or any animal not listed on this policy must be approved by the Board of Directors.
4. Guide dogs and other assistance dogs are not counted in the number of pets per unit. These animals MUST have registered training certificates.
5. The co-op reserves the right to refuse any pet it considers dangerous and to require the member to remove any pet(s) that causes persistent noise, damage, or other problems.
6. All uncontained pets must:
Wear identification tags when outside.
Not be tied up and/or left unattended for unreasonable periods of time when outside
Be spayed or neutered. Owners must provide proof within two (2) years of obtaining the animal, and no breeding is allowed in the Co-op.
Be vaccinated. Owners must provide proof prior to move-in and update it every two (2) years thereafter.
7. All uncontained pets must be on a leash when outside of the unit and under the control of the owner at all times. Pets must be no more than 6-feet/1.8-metres from their owner. If a pet is allowed to run off-leash, a fine will be imposed as per the Fines and Warnings Policy, i.e, hallways, underground parking, and unfenced areas of townhouses. Pets must not be left out at night or when the owner is not at home.
8. For everyone's safety, pets on a leash must keep by their owner's side when walking in the apartment hallways and must be kept 4-feet/1.2-metres away from the elevator door when waiting for it to open.
9. Pets are at no time permitted in the playground area, the area which is surrounded by wooden planking; where the slides and swings are. If a pet is found in this area, a fine will be imposed as per the Fines and Warnings Policy.
10. If a member’s pet soils any flooring/walkways (carpet, mats, linoleum, sidewalks) in the common areas, the member must immediately and properly clean the area.
11. Owners must immediately pick up and properly dispose of all droppings. Failure to do so will result in a fine as per the Fines and Warnings Policy.
12. Members are responsible for all damages caused by their pets and will be charged accordingly.
13. Members who have visitors with pets must follow all the rules with the exception of registering their pet.
14. Members with fish tanks must show proof of water damage liability insurance and all renewal insurance statements each year to the co-op office.
15. As of the date of adoption of this policy, waivers previously granted remain in effect.
Procedure:
Once a year or when the pet moves in, members must register their pets with the office using a pet registration form.
The registration form will include proof of neutering, spaying, and vaccinations.
Pet records will be included in a member’s unit file.
Failure to comply with the Pet Policy will result in a fine as per the Fines and Warnings Policy and/or removal of pet(s) from the Co-op.
Any member wishing to have a large fish tank in their unit must ensure they have the appropriate liability insurance, through their insurance provider, in case of accidental water damage.
