Parking
Purpose of the policy:
To provide members, guests, and visitors with rules for the use of co-op parking.
Apartment Parking:
1. All apartment units needing parking stalls shall apply and register their vehicles(s) with the co-op. The co-op will assign one parking stall per apartment at no charge.
2. Only vehicle Tires and bikes may be stored in members' apartment parking stalls, so long as they do not cross the parking line or impede other members' parking stalls. No other items will be allowed unless approved by the board on a case-by-case basis.
3. Parking stalls may not be used for major repairs or maintenance of vehicles. Members are allowed to do minor repairs and maintenance that can be completed safely in less than a day. (i.e.. tune-up, brakes, oil change)
4. Members may only park in their assigned stall(s). The co-op may assign or re-assign parking stalls based on member needs. Needs will include accessibility issues, medical or other.
5. A maximum of two (2) electrical vehicles can be charged in the Family Building or Adult Building at any given time, and if a Member charges their vehicle at the Co-op. The Member must pay a $30.00 electrical fee per month.
Townhouse Parking:
6. Townhouse units may use the parking in front of their unit. Townhouse members must also register their vehicles with the Co-op office.
7. Members/Visitors are not allowed to Park in the lane in front of the townhouses. This is considered a Fire Lane and must be kept clear at all times. Failure to do so could result in a fine and/or responsibility for damage if the Fire Department is unable to access a unit. (5-minute drop-off and pick-up are permitted.)
8. Vehicles parked in fire lanes may be towed without notice.
All Co-op parking:
9. Guests and visitors may only park in designated Visitor stalls. Members may not park in visitor or guest stalls.
10. The co-op may tow illegally parked or unregistered vehicles after giving 2 warnings within a one-month period. The co-op will tow at the member’s expense. Warnings can be issued every 12 hours.
11. Members can do maintenance and repairs only on vehicles registered to the co-op. Members are responsible for cleaning up stains made by their vehicles in any parking stall(s). The co-op may
clean stained stalls at the member’s expense.
12. The co-op may assign an additional parking stall to members on a first-come, first-served basis, subject to availability. The co-op may assign additional stalls at its discretion. Members can only rent two (2) additional parking spots on Co-op property. This includes RV parking.
13. The co-op will charge a monthly $10.00 parking fee for each additional parking stall and a $25 parking fee for any motorhome, camper, tent trailer, etc. Or an approved amount as voted on in the annual budget.
14. When there is not enough parking for all households, the co-op will assign or re-assign stalls based on need and availability.
15. Any vehicles/RVs/Tent trailers/Utility trailers/etc. parked on co-op property must be driveable and insured and/or insured for storage if not in use. Proof of insurance must be given to the co-op office. Semi-trucks are not allowed.
16. Any vehicles RVs/Tent trailers/Utility trailers/etc. on Ford Road Co-op property will only be allowed six (6) months of consecutive storage insurance yearly. The start date of the storage insurance will be used to calculate the storage time and not the calendar year. After six (6) months of storage, the vehicle RVs/Tent trailer/Utility trailer/etc. Must have regular operating insurance or be removed from Co-op property unless otherwise approved by the Board.
17. Maintenance stall parking is not to be used by members or as visitor parking. Vehicles parked in maintenance stalls will be towed without notice.
18. Visitors parking at the Co-op must have the “visitor parking pass”, visible on the dash of their vehicle. Members will receive one (1) visitor parking pass per unit. If the pass is lost and in need of replacement, the member will be charged $10.00
19. No visitor may have their vehicle parked on co-op property for more than 24 hours. Contact your TH/AB/FB parking Rep if more time is needed.
20. Storage policy must have a minimum of one million (1,000,000) liability.
Procedure:
1. Upon move-in, the member will fill out an information form with the type of vehicle, license plate number, proof of insurance, and, if necessary, the same information for any vehicles that will require an additional parking stall. Parking stalls/s number/s will be issued.
2. The office and Parking Reps will handle parking complaints and have the authority to issue notices/warnings. The Office and the Board President have the authority to call the towing company.
3. A copy or photo of your insurance for your Vehicle/RV/Tent trailer/Utility trailer/Etc… must be submitted to the office.
